These "companies" target individuals who are having trouble paying their mortgage. Customers are lured by advertisements promising a guaranteed loan modification to save your home from foreclosure. However, you must pay an advance fee of thousands of dollars before obtaining the "loan modification".
In many cases, the company fraudulently pockets the advance fees, provides no service, disappears, and the customer loses money.
