Complaint I purchased a new home from Adams Homes 07/27/2014 built with hardy board.Within six months the paint had faded in many area's of the exterior which looks awful, their are home's that were built 5 or more years ago that look much better with ** fading.I contacted Adams Homes who's only response was it is not under warranty so they have ** responsibility for the situation. I feel that when you purchase a brand new home the exterior paint should last at least four or five years you should not have to incur the cost of totally having to repaint the exterior in under a year. They should have disclosed at the time I was looking to purchase that this home would require me to repaint before the home was a year old.I also contacted D & D painting who Adams contracted to paint their homes who they also give direction as to what paint will be used. Sherwin Williams address *** ****** *** Crestview.FL.XXXXX who informed me that the cheapest paint was used D & D painting are not accepting responsibility either.I contacted Sherwin Williams Brad the store manager said the paint that they purchased was of the cheapest quality. He did offer to supply more paint but with no option's as to how I was to get it repainted.I feel that Adams Homes is responsible as they are the ones in total control of the choices that are made concerning the construction and completion of their homes.I am a single person fighting a battle with breast cancer at this time and do not need the added burden of this issue.I was never given any information about the paint used on this home during the walk thru and the superintendent was not there to do the final walk through. No paperwork was given to me regarding the bonded builder program, who I have also left messages with but have never heard back from.Where is the companies ethic's when you promote your homes and the standard's yet you do NOT perform to those standard's and deliver a sub-standard product. Product_Or_Service: HOUSE
Desired Settlement Adams Homes need's to step up and correct this situation by paying to have this home repainted with quality paint that will last a few years. They promote their brick homes for the low maintenance required while now building hardy board with cheap paint.
Business Response From the time a house is painted it will begin fading in our Florida sun. With the combination of hardi concrete siding which gets very hot in direct sunlight and the neighbors metal roof reflecting sunlight it does have a stronger affect on the paint compared to a house that is shaded. This doesn't mean the paint is defective. If you will notice in the picture the front of the house which is more shaded you do not have the fading. I have included the neighbors house across the street built around the same time has the same effect on the paint. Pictures: 495,496,497,498 are ******** ****** home Pictures: 499,500,501 are the house across the street. Please contact me if you have any questions
Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.) This is not a satisfactory answer and is inaccurate, If you go to jabcontractor.com It explains in detail about Hardy board and if painted correctly I,e. a good paint will last 10-12 years. and will withstand the suns damaging UV (ULTRAVIOLET RAYS). It is the builders lack of knowledge of the proper procedures to correctly oversee that the paint used is the recommended product and is applied properly by their paint contractor. there is no way that if the correct paint and procedures were followed that this would have happened. And we as consumers should be protected against and should have recourse against companies who feel that they can dupe buyers in this way .AGAIN NEVER WAS IT EXPLAINED THAT I WOULD HAVE TO REPAINT DUE TO FADING WITHIN THE FIRST YEAR.
Final Business Response Adams Homes believes we have satisfactorily responded, and consider the case closed. Thank you *** *********
Complaint All the land around us was flat. ADAMS built new houses next door, built up the adjacent lots and now our yard floods from their runoff Four lots were built next to my home (SANTA ROSA COUNTY). All four lots were originally the same level as my lot. When ADAMS homes built the homes, they created higher lots and sloped their yards so that the rain water runoff all drains into my yard.
They've increased the value of their lots and devalued my property.
The county told them to install rain gutters on these four homes to control the runoff, but that just directs volumes of water to the swale/culverts on those properties to empty into my backyard. The water has come up to 24" against the home in a heavy rain. It has NEVER flooded on this property prior to these homes being built.
Desired Settlement Fix the drainage issue from all four yards to drain to the street drains, not my backyard.
Business Response Adams Homes has performed all grading that was required by Santa Rosa Co.When the property in question had water on it in 2013 it was because the wetlands behind it filled up.Which causes the property not to drain, because that is the only way it can drain. The property in question doesn't drain because it is built to low. The drainage plan shows all water should flow to the street. The Homeowner needs to contact the county if he wants anymore information.
