Construction

Before hiring a contractor the Bureau recommends that you get two or three written estimates. When considering hiring a contractor, in addition to checking with the BBB, the Bureau recommends that you also check with the local building department to verify that the company is licensed and that they company is currently able to obtain building permits. In Allen County the number is 449-7131. According to Indiana State Law 24-5-11-10 the home improvement supplier shall provided a completed home improvement contract to the consumer before it is signed by the consumer. The contract must include the following: 1) The name of the consumer and the address of the property that is the subject of the home improvement. 2) The name, address and phone number of the home improvement supplier and the name of the agent to whom consumer problems can be directed. 3) The date the home improvement contract was submitted to the consumer and any time limitation on the consumer's acceptance of the contract. 4) A reasonably detail description of the proposed home improvements. 5) If the description required by #4 does not include the specifications for the home improvement, a statement that the specification will be provided to the consumer before commencing any work and that the home improvement contract is subject to the consumer's separate written and dated approval of the specifications. 6) The approximate starting and completion dates of the home improvements. 7) A statement of any contingencies that would materially change the approximate completion date. 8) The home improvement contract price. 9) Signature lines for the home improvement supplier or agent and for each consumer who is to be a party to the home improvement contract with a legible printed or typed version of that person's name placed directly after or below the signature. The home improvement contract must be in a form that each consumer who is a party to it can reasonable read and understand. The BBB also recommend that the contract includes a release-of-lean clause. On any home improvement job, you should expect to make a downpayment representing approximately one-third of the total contract price. Excluding the downpayment, you should not make payments for any incomplete work. Don't sign a completion certificate for the job before it has been properly completed.
