Complaint: Rejected my application for a rental home based on inaccurate information even when i proved it wrong and refused to refund my money. I put in an application to rent a home on 4725 Chamberlin Circle, Elk Grove, CA XXXXX and turned it into Mariposa Management who is supposedly responsible for finding a renter for the property owner. First of all the application fee is $30 and when you submit the application, they say and I quote "First come, first serve. Application fees are not refundable" by a female named **. This means they can tell 100 people that the rental is still avaialable, keep taking application fees from them, and the entire time the rental could be already taken by the first applicant and every other applicant after that just loses their money because they never had a chance. Second of all ** told me my application was denied because my credit report showed to active collection accounts. When I asked what the accounts were she said she couldn't tell me. When I asked for a copy of the report she said I have to contact Transunion. I went to Transunions website and purchased a new credit report which showed no active collections. I had my realter also give me a copy of a credit report printed last week and a new one today, and none of them show anything in active collections. I called Mariposa back and spoke to **, when I told her I printed the report and nothing is there, she said that's what Transunion shows but it's the same report. Then she says "Well ultimately it's up to the home owner to decide who gets the place and I was denied because I had past collections too". I told her those past collections have been paid since 2011 and on the application it mentioned nothing about past collections. Only active collections which I have none. She then denied my my refuned of my application fee. Mariposa and ** or lieing about my credit report and are just collecting money from everybody applying for the home rental. How can they tell me I have two accounts in collections that are active when I am viewing the same report. In addition, I CALLED TRANSUNION AND THEY VERIFIED I HAVE NOTHING IN ACTIVE COLLECTIONS. Now if Mariposas decision or the owners decision to reject my application was based on my prior collections that are now paid in full, then they lied on the application where it said, "Only active collection accounts disqualify applicants" I want my money back.

Desired Settlement: I want a refund of my application fee total cost of $50 dollars which consisted of $30 dollars for the app and $20 dollars to verify income according to them.

Business Response: Business' Initial Response
Application was rejected by the Owner of the property due to derogatory credit far outweighing very little good credit. There were other negative factors which were never discussed due to applicant's extremely confrontational attitude and behavior. Applicant was totally incorrect in his statement that we accept multiple application fees from "a 100 people when we have already accepted someone else." Several of his other statements are also inaccurate and/or incorrect. We only accept the application fee when we process the application. We will accept multiple applications for a property but the applicant is told how many people are ahead of them and we do NOT accept any fees for a subsequent applicant until the current one is denied. It is unfortunate that this applicant did not read the entire application which clearly states an applicant must have good credit. It also states that if there is some bad credit we will TRY to work with them. In this case the bad credit far outweighed the good. We have since contacted the applicant to resolve this directly.

BBB's Final Determination: Business offered a resolution. Consumer did not pursue further with BBB and the matter was assumed to be resolved

Complaint: I rented a house through this property management company and now I'm having a hard time receiving money owed me. There were mistakes made in the amount of my refund, I've talked with ***** regarding the situation, she acknowledge the errors and has told me she would refund monies due me. The amount due is $247.49 I've been trying to get my refund since 8/23/12. I have hard copies of email conversations with ***** and a U-haul invoice with the date I moved out.

At the time of this complaint, the refund requested was already being processed after being approved by the owner of the property. The person responsible for sending the check was out sick, so the check with the requested amound of $249.49 was sent out when she returned to work. We consider this matter closed.

BBB's Final Determination: Business offered a resolution. Consumer did not pursue further with BBB and the matter was assumed to be resolved
