            Our realtor took us to a property managed by this company. The house met the criteria of what we wanted. However, tenants were still living in the home and with it being COVID we did not turn on faucets etc. during the showing. To make a long story short, they do not do move in nor move out walk throughs with tenants which means as a property manager that they are only about collecting money and not customer service. Upon receiving the keys to the property Mr. ********* stated the property was professionally cleaned; it must have been cleaned by ***** ****** herself. So we ended up with album of 129+ images of things on the exterior or interior of the home things that were HOA, lease or functionality issues. We requested to see the homeowner's responses to our requests and never received it. A company contractor (work quality of a handyman) took 4 months to make repairs that could be completed in 2 weeks tops with a professional. Our hot and cold water installed & welded in backwards and contractor seals his phone in the wall. The same contractor/handyman that stated Mr. ********* doesn't check on the properties and spends more time having homeowners run him ragged getting multiple estimates for work on their homes when most reputable realty companies homeowners are contracted to use the realty company's contractors. Mr. ********* wanted us to be ever so grateful as if he's done us a favor for doing his job. Mr. ********* believes he's professionally trained in Mold & Mildew Analysis and then tried to demand payment for testing of visible evidence of possible mold. Due to
            Mr. *********'s lack of transparency we paid for our own analysis using the same company & technician that Warrant Realty used. Had we not been met with resistance every turn as if we should be happy with what we were given although we pay rent monthly and on time, is where the trust was broken. Mr. ********* also stated he had no knowledge of the numerous property issues that the previous tenants had not made him aware, then contradicted himself in other emails acknowledging he had knowledge of the issue. That could not have happened if Warrant Realty was completing move out walk throughs. Nonetheless, this also was far from the truth. The former tenants stopped by to check on their mail, and explained many issues with the home that were reported and Mr. ********* offered limited solutions and/or incompetent contractors (handymen) that caused more damage. This also forced us into Tenant Assertion at the Suffolk Courthouse to get additional repairs made. Most homeowners feel the need to beware of the tenant or property management. This was a case of tenants beware of homeowners and property management. So bottom line Warrant Realty does not protect the homeowner's interest "their property or home" and doesn't provide tenants with functioning properties their only interest is making money for themselves. I would not recommend this company to anyone.

            Warrant Realty ALWAYS conducts move out walk throughs either immediately after, or just before a tenant vacates a property. A walk through of this property was conducted as well. There were a number of items needing attention that were addressed prior to the new tenants, the complainant, taking possession. The home and carpets were professionally cleaned. The current tenants viewed the home, were satisfied enough to summit an application and were approved to lease the home. Upon them taking possession, they were dissatisfied with the cleaning of the home. They hired their own cleaning company and were reimbursed from the management company for that fee. They did make note of other items of concern in their move in report. The items that needed to be addressed were taken care of in a timely manor. They then made a complaint about what they said was mold. In the tenants *** complaint, it was sarcastically mentioned that the property manager was professionally trained in mold & mildew analysis, which is not the case at all. A professional testing company was hired to verify if in fact there was any mold in the home. We were provided a detailed report which confirmed there was NO MOLD anywhere in the home. That report was shared with the tenants. The tenants made several other maintenance complaints that were addressed. Some of which were simply the way the home was built. There was no gutter drainage system on the house. Therefore, when it rains heavily, water runs off of the roof and puddles in certain areas around the house. One area is in front of the garage. Since this house is built on a slab, the rain water can seep into the garage. We attempted to remedy this issue but never to their satisfaction. The home owner eventually had gutters installed on the property. They complained about one of the carpets. The owner had the carpet replaced with new carpet. They complained about a shower not operating properly. That was repaired. Each issue these tenants have complained about has been taken care of. The complaint about the contractor we use is unfounded as well. But it seems that no matter what is done these tenant will not be satisfied. They did file a tenant's assertion case with the local ***. The property manager appeared as required and proved to the ***** that the specific maintenance issues mentioned in the case had in fact been completed. The case was dismissed and the rental funds the tenants paid to the court to be held in escrow, were paid to the owner. By the way, the tenants did not show up to ** Warrant Realty has no reason to be resistant to any tenant issue. We work hard to address any and all issues a tenant may have with their rental property. The same has been done with these tenants. The job and responsibility of a property manager it not an exact science. A home is a living, breathing thing and is not perfect. As a property management company, we do not own any of the homes we manages. We are sometimes limited as to what we can do or how soon we can do it by our landlords. However, we try our very best to address each maintenance issue as soon as possible and relay updates to each tenant. Our company is Veteran Owned. We have decades of honorable service which has continued with our business. Regardless of what this tenant has stated, that service and integrity will not be shaken.
