    My complaint is about the landlord and management company ************************** LP (also known as Smart Equities LLC). I moved into my apartment at ***************** in May 2021 for $1,900/month and gave them first month's rent and a security deposit of the same amount. While living there, I paid rent each month in full, even though there were several noted instances with the roof leaking after heavy rains, and the main stairs of the building being dangerously in disrepair.I was told they would not renew my lease because they wanted to "renovate" so I sought other accommodations. I moved out before the end of the month in April 2022. In the month leading up to my move-out, the landlords/management company would not respond to any of my emails about the security deposit and have not responded since I moved out, even after repeated requests to get my security deposit back. It has been four months since I moved out and I still have not received it, and they ignored a request for mediation I filed with the ******** Attorney General.According to the Housing Stability And Tenant Protections Act of 2019, for tenants in non-rent regulated apartments:Within fourteen days after the tenant has vacated the premises, the landlord shall provide the tenant with an itemized statement indicating the basis for the amount of the deposit retained, if any, and shall return any remaining portion of the deposit to the tenant. If a landlord fails to provide the tenant with the statement and deposit within fourteen days, the landlord shall forfeit any right to retain any portion of the deposit.They have not provided any itemized statement at any time, let alone within the two week period required. I would like my full security deposit back, and I would like to post a public complaint about the business.

    This is my worst experience with a rental company and I'm not even sure what to address first. Sam, Mandel, and the entire company are scammers who take advantage of young college students looking for affordable housing. I moved in January 2021 and immediately regretted it after first seeing a dead mouse, as well as having a broken intercom buzzer. The pest problem has not been resolved since January- it is now July and we've had to live in these unsanitary conditions because the exterminator they provide also turned out to be scammers and only showed up to one appointment unfortunately. Regarding the intercom buzzer, I am on the fourth floor so every time I have a visitor I need to walk up and down four flights of stairs just to let them in instead of just being able to buzz them in. I've begged the electrician, Mandel and Rachel S from the office building to have this fixed ASAP it has been five months and there is still no resolution in sight. Ive now contacted the HPD and plan to take them to housing court as well, because now none of my emails to the landlord Sam, or to Rachel S., are even being answered.
