    This is a property management company complaint. I paid rent on time, every month for a full year. They required a professional cleaner AND a professional carpet cleaner for move out. I paid both and spent $500 on these services. They are still requesting a payment of $1263 in damages. I had purchase a security deposit insurance through Rhino. Rhino approved these fraudulent charges. They are charging for screens, which were never on the windows. They charged for weeding, and I spent an extra $400 for a landscaper right before moving out. They are charging for wear and tear, which is completely normal and expected in a property where 4 people are living for one year. They expected me to PAINT the home before leaving which is completely unreasonable for any tenant. They already sold the home, but they are using a tenant to cover expenses that are not warranted. The move out occurred on 6/29/22. The services rendered for the landscaping: 6/21/22. Cleaning and carpet cleaning performed on 6/29/22. Rhino charged me around 7/31/22. RPM wouldn't respond to any calls or emails when I requested proof of their charges. They would not send me the move in form I completed showing the state of the property when we got it (mold in both bathrooms and in the vents, no screens in windows). This company continues to not respond to requests. Rhino is meant to be the intermediary and is super slow to respond. They have no vested interest to help a tenant, but to get money for RPM only. It's all a scam. My request is for all charges to be dropped - $1263.

    Washer and dryer has been broken since we moved into our property. Landlords say theres a clause in the lease stating it isnt their responsibility to replace it. we get a lawyer to review the lease and write them a letter and suddenly theyre down to cover the cost. The person sent to do an evaluation determines its broken. Been waiting for over a year because owners are still looking for options as to how to replace it.
