If you're looking for a partner as you close and move into your new home you may want to consider a builder other than Turnberry. Seems like they will do what they are legally required to do but in discovering a safety issue that was not fully disclosed prior to the closing of our new home Turnberry is taking no responsibility and not willing to work with us to remedy this concern. Generally helpful prior to closing but very abrupt and unresponsive (initially didn't return 4 calls) once they get their money. Something new construction buyers should consider as things can go wrong with a new home and a great builder will work with you to ensure you're safe and happy.

Turnberry Homes has been in communication with this customer both verbally and in writing to address his concerns. The swale that is of concern is a requirement of the City of Franklin and was in place prior to the purchase of the home by Mr. G*****.

Good afternoon Mr. G*****, I wanted to follow up on the discussion we had this morning. You had contacted Matt B**** with concerns of the amount of water flowing through the rear yard drainage swale. As you and I discussed this swale has been installed per the approved City of Franklin construction drawings. It is located within the drainage easement and is designed as part of the overall subdivision drainage plan. This swale and headwall were in place prior to you purchasing the home. Also by evidence that you had in the contract to have a grate installed over the headwall this was something that you were aware of.
We have inspected the swale and found no standing water and it is functioning as designed. There is nothing further that needs to be addressed regarding the Swale.

I believe this response from Turnberry reinforces my concern. I informed them that I would be sharing my concerns on social media and that I will be respectful and factual. The Turnberry response is not inaccurate but also not forthright. I had to call 4 days straight before finally hearing from Turnberry so they could quickly tell me that they had no interest in working with me to remedy my safety concern, only then to be followed by the email they referenced. The grate they reference was absolutely discussed. I was very concern that my dog would enter the subdivision's large drainage system through the large hole in my yard. That has nothing to do with my current safety concern but the Turnberry response is written in a manner to lead you to believe they have addressed my issue. I believe this response from Turnberry supports my concern that rather than work with you after close they prefer to place the entire burden on you as the new homeowner. I remain respectful and honest.
