      Everyone was great to work with. Sunil provided me with how the process works which helped me understand and helped me feel confident in him and the process. I wa s given the price I asked for. I had to change the closing date but there was no real problem with this. When I showed up for closing Jane was super helpful. Amanda from the title company was very efficient and explained every document to me. I was in and with my check in less than a half hour. I would recommend Homestead Road to anyone who needs to sell there house but are unable to complete all the necessary repairs.

      My wife and I were going to move out of state last year so we brought in a local realtor, homestead road and another company that buys houses for cash. The realtor said we could get around 320,000, homestead road came in at 125,000 and the other company came in at 160,000. The property needs about 20,000 in updates. Homestead road claims a offer in 24 hrs but came in 96 hrs(4 days) saying they could not find any comps. I realize that we were not going to get what the realtor said but they came in at approximately 30 % of what it is worth. We have a hobby farm with 5 acres, multiple out buildings and a house with many updates in roof,siding, updated electrical service to mention a few. Had they came in at 60% we would have jumped on the offer but not a measly offer. This company is looking to flip houses and screw the home owner.

      Provided a stress free and professional experience. It started with a home visit with Kim ******* who demonstrated excellent expertise in the home buying process. She spent the extra rime to get to know us and conducted a a very thorough tour and evaluation of our home. Written communications was very complete and understandable. I would definitely recommend Homestead Road to anyone who is considering using this approach to selling their home.

      Homestead is stating that they were unaware of the sinkhole but the previous owners were paid out for it, which is how homestead bought the house for less than $50k and sold it for almost $200k. Homestead hired a foundation specialist to come out, and provided a FAKE letter. A real report would have the date, property address, and engineering seal. The letter they provided was missing ALL of this. Homestead, and the realtor all lied and tried to hide the fact that this property had a reported sinkhole. They threw me off with false documents, and have continued to drag out this lawsuit in hopes that I would settle or just stop. I won’t STOP. What they did they should be imprisoned for.

      Excellent experience. Staff were knowledgeable and process moved quickly. Closing moved quickly and no hidden expenses at closing. Process was easy and reduced a lot of the steps and stresses away that are involved when using traditional real estate methods. I would definitely recommend Homestead Road. Sunil Bawa was my representative and I felt he advocated for me to get to my desired price. He kept in touch and responded quickly throughout the process.

      I purchased a home in 2021. The realtor Heidi ****** of Homestead Road, falsely represented the property stating in the MLS listing that there was no sink hole and that she would be uploading a letter confirming this claim. I went forward and purchased the home and tried to sell the home last year and found out that the property does in fact have a sinkhole. The letter she submitted was a fake and the engineer never actually came out to inspect the property. I’ve been suing her and Homestead for the last year but they refuse to engage and have tried to make me settle for $10,000 when that is not even a fraction of what it would cost to fix the property. Furthermore they knew about the sinkhole and withheld it and I am not understanding how any of this is legal.

      ******************** bought a home on January 17, 2022, and closed on February 14, 2022. The property was sold as is, and the only information we had about a potential sinkhole was from the adult children of the previous owner who said they had been contacted by a company about a potential sinkhole but that they thought that they were reaching out their parents to make money about an inexistent risk. The previous owner told us there was no sinkhole on the property, which was disclosed to the Buyer and listed in the MLS.However, based on the conversation with the previous owner about a company contacting them about a potential sinkhole at the property, we hired a foundation specialist, *********************, LLC, which issued a report (undated) where ***********************, the foundation specialist, said, "It is my professional opinion that the foundation has not been affected or show signs to be a sinkhole or sinkhole activity." However, the foundation specialist suggested repairs to support the foundation for a cost of $ *********, a bid that also was provided to ******************** in case he might have wanted to do the job after getting ownership of the property.The website ******* ********** of ************* Protection (************************************) mentions that if an individual has concerns about a potential sinkhole, he should contact a certified home inspector or foundation specialist in your area for an assessment. This is exactly what we did, and we provided your Buyer with a copy of the foundation report.Florida Statutes Section ******* establishes that all licensees have a legal obligation to disclose all known facts that materially affect the value of residential real estate property and are not readily observable to the Buyer. The statute further mentions that even if a home is sold "as is," the seller must disclose known latent defects. However, the sellers and licensee disclosed everything they knew. HSR ***** LLC acquired the property as is on 3/26/2021 and sold it under the same terms on 2/14/2022. Nobody lived at the property during our ownership. All our information was from the previous owner and the results the hired foundation specialist gave us. We could not disclose what we did not know, and everything we knew was disclosed.The Buyer also received a copy of the title insurance where in the section about Sinkhole Activity mentioned an activity in 2008. Another document we provided the Buyer was the list of permits obtained from the City, which showed "ground settlement investigation" on 3/13/2008 and 3/14/2008, with one of the files Complete and the other three Deleted. Although this information was disclosed to the Buyer, a copy of the completed report was not obtained from the City. ******************** also was represented by a licensed real estate agent who might have provided more help to his client in trying to assess the existence of a potential sinkhole on the property.******************** was provided with all the information we had. He also had a property inspection, but not a sinkhole inspection. He obtained a mortgage and property insurance, all based on the available information. We did not hide any information and did our best to provide the Buyer with everything we knew.Although we sympathize with Mr. ********* situation, faced with a sinkhole whose existence was unknown or undetermined at the time he completed the purchase of the property, we cannot accept responsibility for not disclosing what we did not know.********************, President and CEO Homestead Road

      I had a wonderful experience selling my home with Homestead Road. Their ads are accurate, it was so easy, no hassle. I worked with My Lam and Andy, they immediately put me at ease, were so easygoing and flexible. I had been in my home for almost 30 years and felt very attached to it, but it was time for me to live somewhere easier to enjoy my senior years. I was very nervous going into the process, till I signed up with them. I still can’t believe how stress free the whole process was. They even allowed me to stay in my home for some extra days at no charge. I feel that I got a very fair price for my home, which was a huge relief. It is so wonderful to not go thru all the headaches with the typical selling process. I love that I could leave what I wanted and not worry about having to clean my place.       I recently found myself in a situation where I needed to sell my house as is and move quickly to buy another residence in another state. I was extremely overwhelmed and had multiple issues happening at one time. The team with Homestead Road, particularly Mike Vega, did everything to make my experience as easy as possible. I rarely have felt such confidence in a company but they do deliver. Just a class act from beginning to end. Angie’s assistance after the agreement was reached just put the exclamation point on customer service. What a great company! My highest recommendation!
