Dear Bruno,

As you are aware, my house is unsellable until all the knob and tube wiring is removed and replaced, contradicting the advice that you gave me when we initially walked through my property and hired HomePro for the internal and external restoration of my house.


Background:

During the Initial walkthrough of my property based on the work identified by Harvey***** a retired contractor and I earlier that week, I was concerned about whether knob and tube wiring within the house was an issue; you assured me that knob and tube was not a problem. Following the walkthrough of my house, we surveyed the outside property and when you asked if the work was in preparation to sell I said" Yes". Based on your response regarding knob and tube wiring, your claim that "HomePro was an expert in restoring character houses" and you would give me a price break if hired because if the weather was unfavorable outside that your tradesman could work inside therefore, reducing commute time and money. I chose HomePro to complete the work.

Details:

There is no way you can claim that you were unaware that my house restoration project, costing $33,200.00 was in preparation for selling, therefore, to not correct yourself when it came to the acceptability of knob and tube wiring is unscrupulous. I would have had all the unacceptable wiring removed prior to any restoration work hard you not given me inaccurate and unprofessional advice.

This inaccurate and unprofessional advice forced me to seek out another contractor, taking up more of my time and money, which ultimately resulted in the undoing of much of the wall and ceiling restoration work that I had already paid HomePro to do. Because of your claim that HomePro was an expert in restoring character homes, it is conceivable that you would not be aware of current re-sale requirements.

Action/Outcome:

The knob and tube specialist that I have hired to replaced the unacceptable wiring within my house works with a partner that restores the holes made during the replacement process. The contract has two components therefore; I will know the exact cost of the hole repairs. As well, the cost to fill the holes does not include any other impact damage as a result of the work.
My expectation and requirement is that the effected walls and ceilings are fully restored by HomePro including all work stated in the previous paragraph, cleanup, to be completed immediately after the knob and the tube work is finished; the work is expected to be completed December 3,2014. As you have not returned my house key, access to the house key, access to the house is not an issue. In addition, HomePro will be billed for the costs to fill in the holes resulting from the wiring work with a copy of the invoice sent to the BBB to substantiate my claim. Should HomePro not comply with my request, the bill to complete the restoration work stated in the previous paragraph with be sent to you. For the sake of expediency, text me with your response at *************** If do not hear from you by December 3,2014 I will assume that you refuse to comply with my request and take the appropriate next steps.

hello, this is in response to the complaint #XXXXX, by ***** ******.
I met with***** at my initial estimate, regarding the repair and painting of the exterior and interior of her house on enfield. This involved mainly extensive wood and plaster repairs, window installations etc. and painting.
At the initial meeting, Lore did mention she thought she still had some knob and tube wiring in the basement, as other electrical work was done previously by another contractor.She wanted to know my opinion of knob and tube wiring, and I informed her we did not work with knob and tube wiring, as we only do minor electrical repairs, and I advised her at that time she should seek advice from her insurance agent, a licensed electrician, and her realtor. **** ****** said she would do that, and no more was mentioned about her wiring issues, either at the time, or when she awarded us the job for both the interior and exterior work we had described in our estimate, which did not include any electrical work whatsoever.
We have completed all work, and are not responsible for any additional repairs or painting that are the result of additional work by another contractor.

I received, and read, Bruno/HomePro's second response to my complaint and his response is satisfactory contingent on the following condition: I must receive a certified cheque for $1242.50 mailed to my home by no later than March 6, 2015. My home address is:

After the cheque is received, I will agree to take no further action of nay kind regarding my property at********************* and will have no further contract with HomePro or any of it's workers.

Should Bruno not meet the identified condition by March 6,2015. I reserve the right to continue with my complaint and to pursue this matter in Small Claims court.

Details:

*****'s response to my complaint is complete fabrication written to deny his liability. As mentioned in my original complaint, I had a concern about **** and tube wiring inside my house. Regarding *****'s response, I draw your attention to paragraph two, sentence two where he claims that. " I informed her we did not work with **** and tube wiring, as we only do minor electrical repairs, and I advise her at that time she should seek advice from insurance agent, a licensed electrician, and he realtor.***** ****** said she would do that and no more was mentioned about her wiring issues, either at the time, or when she awarded us the job."
***** said nothing of the sort. When I questioned ***** and tube wiring in the house, I was assured that **** and tube was not a problem.

As to *****'s claim that, "we only do minor electrical repairs" I draw your attention to HomePro's ad. He presents HomePro as one-stop-shop when it comes to home restoration. By one-stop-shop, I mean that anything plumbing, electrical or otherwise, HomePro can do. In addition, I received his personal claim that, "HomePro was an expert in restoring character houses." Restoring character houses often comes with electrical issues to be rectified.

As originally claimed, my house was unsellable until all the **** and tube wiring was removed and replaced, contradicting the advice that ***** gave me when we initially walked through my property and he was aware that the work was in preparation for selling. *****'s inaccurate and unprofessional advice forced me to seek out another contractor, taking me up more of my time and money, which ultimately resulted in the undoing of much of the wall and ceiling restoration work that I had already paid HomePro to do. My expectation and requirement is that HomePro reimburse me for the $3885.00 I had to spend to restore my walls after the nob and tube wiring was replaced.

homepro painting has already taken off $700.00 off alore ******'s bill, as a goodwill gesture. as a further gesture of goodwill, we are willing to issue a check in the amount of $1242.50, which together with the $700.00 equals 1/2 of the $3885.00 alore is requesting. I feel this is more than fair, and we are doing this solely as a goodwill gesture, and this is our final offer. this offer would also require ***** to agree in writing to take no further action af any kind regarding her property at ***********, and to have no further contact with homepro, or any of its workers ***** homepro painting and repairs
