We had our home built Nov 2021. Before we even closed and moved in we had tons of issues. Brand new hot water heater, did not work instead of replacing in they installed a new element, large whole in daughter's bathroom tub they resurfaced it, master bathroom garden tub, peeling they resurfaced it ( March 2024) peeling in the same spots, AC not working after a year and it took them sending someone out 4 times to fix it. It caused a leak in my guest bedroom ( 3 request and a year later and the ceiling is still not fixed from the leak. Also, had to purchase a brand new mattress because the leak damaged our mattress, Large cracks throughout the whole house. Had Christian (from the warranty department) out and he is always so hostile, rude and refuses to fix anything. He told me last Friday that this is normal and it's from the house settling. I have been in Property Management 22 years and I am also a Realtor and this is not normal. This week my dishwasher lack will not lack so there for the door won't close and I can't wash dishes. The real problem is they use cheap contractor (who will use your tub and a toilet) cheap materials and build you a low quality house for the amount of money you pay for your home. I would run not walk to a different builder. These complaints are very true. When you try to speak with Larry (the VP for customer relations) he does not respond and his voicemail is always full so you cannot leave a message. Almost 10 years ago I purchased my Chesmar Home in Eagle Springs. I love my floor plan but have had major and costly repairs in 10 years…new AC, roof rot, bellied plumbing of main drain and now a leak in master bath that is requiring all to be ripped out and replaced. I love my home but repairs have been extremely hard to stomach in a home just under 10 years old. Buyer beware.Chesmar Homes Response

At Chesmar, we place a high priority on ensuring customer satisfaction, and we encourage homeowners to reach out to us if they experience any issues with their homes. After the purchase of their home, we received 1 warranty ticket from the customer regarding drainage concerns in 2014. However, we have not been contacted by them since then, and as a result, we have been unable to offer any further assistance.Review from Sandeep K.

Chesmar Homes advertise about higher standards but their homes are of the lowest quality. They use cheap materials and extremely negligent and irresponsible contractors. Chesmar's resources who should be responsible for maintaining quality and overseeing jobs done by contractors are not bothered to pay a visit during the construction process. This company is pathetic. You get so many issues in the first year itself. It takes so much of your valuable time just scheduling these maintenances. They will only take care of minor issues that do not cost contractors much. For anything significant, their contractors will just refuse to do it. Chesmar Resources will just communicate emails and notes from contractors. You are at the mercy of contractors for maintenance. Chesmar hardly has any sway over its contractors. They must be hiring the cheapest contractors. Chesmar has no control I had such a nightmare experience with them. I thought they would have better products than budget builders and paid a huge premium price for the house. If I had known that I am going to get the cheapest quality product then I would have paid the cheapest price per sqft. Do not go by their advertisements and marketing. In reality, they are no better than lowest-tier budget builders. Their salespeople lie about almost everything. They are only trying to make you sign their documents and collect their commission. I wanted to buy the model house for which they used better quality materials but the salesperson told me it has already been sold. They put the model house for sale a few months after we signed the paperwork.Chesmar Homes Response

Chesmar Homes takes pride in the quality of each home built, with a construction manager dedicated to every home to ensure all elements are completed correctly. Chesmar Homes does work with contractors, but we disagree with the strong comments this customer made about our relationship. Chesmar oversees and manages all vendors during the home building process. We also disagree with this customer regarding products used. Chesmar is not a budget builder. As with every home built, with any builder, there will be minor items such as hairline cracks in brick within the first year. This is normal. Chesmar provides all customers with information about what to expect after move-in and we are here for our customers not only during the build process, but after. completely disagree with Chesmar claims. During the building process, my home inspector raised multiple issues. We had to waste so much with them going through those issues back and forth multiple times during the build process. Before moving in my home inspector had provided detailed documentation with photographs and location of issues. Half of them were not done on the day we had to close the house. We had big nail coming out of outdoor door frames, paint missing from multiple locations, and roof shingles weren't installed as per the product manual to name a few. If you take pride in such resources to maintain quality, then it speaks volumes about the current state of quality. With this attitude, there is no hope of improvement in future too. For your contractors, I will give you a current example of HVAC contractors. The house that has been handed over to us used to shake violently from side to side and rattle for a few seconds as if we were experiencing an earthquake. this is something we experienced once or twice a month. Initial few months we were busy setting up everything so we ignored the first few incidents hoping that it was a temporary thing and won't happen again. Finally we reported it when it did not stop. From last few months, contractors have been trying to fix it. The intensity and duration of violent shakes have gone down but it has not been fully resolved yet. This Friday they will be here fourth time to fix it. If there are quality controls in place from builder then such a house that could be a safety hazard to family members should not be handed over to residents. These violent shakes may have caused other issues to the structure of the house. For contractors, my attic and HVAC system is a guina pig. For every appointment, we have a new technician who tells us why last technician updates did not fix the issue and now it should be fixed. I do fear that instead of fixing the issue they may cause a major problem for us and then say sorry we are not accountable for it, please read through the few hundred pages of documentation that we provided you. For bricks issue, my outside wall is littered with chipped bricks. I paid top dollars for this property and my expectations were in line with what I paid. After living in the house for few weeks, I noticed a lot of mediocre quality work and product. I felt cheated but we did not complain about a lot of things including numerous chipped bricks. Few months back we started noticing cracks in multiple bricks. I have bricks that have cracked from multiple places. I have bricks that started with hairline cracks but are getting wider day by day. I have cracked bricks right next to my entrance. Bottom line, there are numerous chipped and cracked bricks. It was my mistake that I trusted Chesmar advertisement of marketing of higher standard and thought they would deliver a better product. I paid a premium thinking I will be getting a better quality home than a mediocre budget builder. After final inspection, I had asked my home inspector how we will rate this builder. He gave 5 out 10. I thought he is being pessimistic but after moving in and living for some time I feel he was optimistic.Review from Manny M

My wife and I closed on our first home, new construction, in January. We Honestly can’t be happier with the build quality of this Chesmar house. Even our 3rd party inspector was impressed. When I brought up concerns of the negative grading in the backyard, sales rep Jon was thorough in explaining the direction of water runoff, and agreed to install French gutters in order to further ease my concerns of any potential foundation issues. Of course, we understand that new construction can come with its own headaches. We had problems with our dryer connection not being wired to the fuse box properly, and our garage door malfunctioned and wouldn’t close automatically less than a month after moving in… And the builders forgot to install toilet paper holders before closing! But construction managers Shane and Casey were always prompt in responding to our warranty requests, and warranties were completed quickly and correctly. Shane even went above and beyond to randomly come check and optimize our irrigation times for the spring season! I don’t want to take away from any serious problems others might be experiencing with their new homes, but most satisfied people usually don’t take the time to write a good review. Home builder reputation is important, but the most vital necessity to any construction project is the project manager. Unfortunately people build houses, and people make mistakes. It’s important to have a good project manager who stays on top of things and makes sure work is being completed properly. I feel confident in saying that the folks here in Heartland are doing a great job, and the neighbors I’ve talked to agree. Finally, I would strongly advise anyone looking at new construction to thoroughly research common problems and write down a list of questions regarding build quality and foundation/roofing, and if you can, get a 3rd party inspector before and after sheet rock!!!!!!!Chesmar Homes Response

Customer service after closing with Chesmar has been so upsetting. It is heartbreaking to see that we are not the only ones. We had a water leak in our main pipe line that we were told was “fixed” before closing, but there is not proof to show they did that. That resulted in extremely high water bills right off the bat. We have 2 inspections that show the same issue and have asked for help on some money back on our water bills. They would takes weeks and months to respond to our multiple emails saying it is not their problem at all and “they just fixed it” without showing paperwork or calls that someone came out before closing. I am pretty sure a $250 bill your fix month proves it was not fixed. It took over 8 months to get any sort of “final” response pushing me out a lot of timelines with a simple “not our problem.” The customer service of Chesmar needs to improve simple as thatChesmar Homes Response

I've had a Chesmar home since 2021 along wit 40+ warranty tickets to deal with since....and still dealing with in 2023. Run, don't walk, to a different builder! This is not my first new home so I know this type of quality is not normal! Almost every problem has led to a new issue. The warranty department has an immature tech system to report issues and the project person assigned to my community is the worst with communication and coordination - **** *********. It is exhausting trying to coordinate work to be completed and many times inspectors and/or workers show up and don't know what needs to be done. **** argues with vendor recommendations and prefers to bandaid the problem vs fixing it. He doesnt show up for inspections so everyone knows what needs to be done. This causes work to be rescheduled and/or redone. **** is careless and has no empathy for the fact that he is dealing with our homes and personal/work schedules. I have contacted the CEO and COO, but upon call back from the COO it felt like he was scolding me for calling about all of the issues and lack of service because they are "fixing" everything. No one at Cheamar cares about what happens once you close is the message I'm getting. They promise quality homes, but do not deliver on the expectation. I'm tired of moving out of my home, arranging work schedules, coordinating work on a home that should be coordinated by Chesmar, and dealing with rude and argumentative Chesmar employees and their vendors.Chesmar Homes Response

We bought a new build Chesmar home in March 2022. They have been nothing short of unprofessional and their workmanship has proven to be completely shoddy. We've had multiple warranty requests. Some were addressed and some were not. The biggest issue is the grading in our back yard and the yards of 3 additional homes on each side of me. My neighbors and I have requested that Chesmar repair their faulty grading in each of our yards as we all have pooling/standing water and MAJOR drainage issues. We have spent thousands have inspectors, civil engineers out to survey as well as hired legal counsel to address the matter. Chesmar has refused to rectify the situation under their warranty and sites that we are all "watering our lawn too much". This is after we've had our sprinklers off for months. The issue has begun to spin wildly out of control with the construction of houses behind ours and our grading failures taking on their water/ rain runoff as well our own. Every professional entity that has been out has all remarked that this is builder responsibility and error. Chesmar refused to let my legal counsel speak to their lawyers without first filing a lawsuit...which is now our next step. Our entire street is a Chesmar street. 9 of our neighbors are now banding together with our horror stories of their workmanship and refusal to warranty many different situations in our respective homes, paint, caulking, mold, grading/drainage, electrical, plumbing, etc and ready to pursue additional action against them. Chesmar Homes has addressed the homeowner’s concerns every step of the way, and even brought in a third-party surveyor showing the yard drains appropriately. It was discovered and shared with the homeowner that their constant watering of the yard is causing the issues, therefore Chesmar considers this case closed. I had been looking for a housein th etomball area and finally got the one I loved. the price was little over my budget but I talked to the Sales Rep (Kendall) and after talking to her supervisor we agree to a price, I raced my budget and they came down. Ater that she told me she she needed me to be prequalify gave me their preffered lender information. I had a conversation with them and CLM morgage prequalified me. she told me the steps to follow and I did them, from filling up information andsending earnest money. no were in the conversations we had she said the transaction had to be revised. after I had done everything she said I waited for thecontract to come and I could sign it but instead the next day she called me and told me that the house had sold. She made up excuses in regards to my pre-qualifications conditions to which I clearify all with her and I had already spoke with the lender rep about. then she proceded to put excusas about the electricity not been conect and how that may delay the clossing of the ransaction to which I had not a problem with as that did not have anything to do with them. she then proceded to ofer a different houses that have not even started to build KNOWING I needed a house sooner than that. to add to it, I can not even look in other places because I do not have the perfect credit and since it was run by them it will be even harder to qualify. I will appreaciate if the company back me up on this situation. I did everything while the house was available if not they were not tell me to pay the earnest money. I bealive this was just a way to step out of their commitment of the price which to me it is a very unprofetional and unhonest way to get people to buy what they want to sell to them and not what the customer wants. We would love to put this customer in a Chesmar Home, but the customer stated they would just like their earnest money back at this time. Chesmar has issued a refund of earnest money. We wish the customer all the best in finding the perfect home sweet home that meets all their needs.
