We tried to close on a KHOV home twice in the past 40 days or so to no avail. The first time, we settled on a price, we paid the earnest money, signed the papers, and even got our picture taken at the new build site. We got a call the next day saying that some of the upgrades were not accounted for and we would have to pay an extra $20K or so. This is no way to do business. The sales lady even had the nerve to tell us $20K wasn't that big of a deal. The second time, we tried another KHOV home in a different section with different people. Again, agreed on a price, paid earnest money, and signed the papers. Well of course we got a call the next day saying that we owed another $20K roughly. This time the reason was that the incentive that they offered brought the home below its base price. (Not our problem or fault!) So they said they voided the contract and sent a "new offer." When is it that one side of a transaction can void a contract at will and the other is just helpless? Needless to say, we won't be dealing with KHOV again. In the first situation, the price the potential customer wanted to pay did not include recent upgrades which had been planned for the home and for this reason the contract was not accepted by K. Hovnanian. It is not an uncommon practice for builders to change the upgrades in a spec home while it is under construction, which will result in a change in the price of the home; which is done before K. Hovnanian accepts a contract. The second situation K. Hovnanian offered the incentives to be applied to closing costs not the base price of the home, but the offer was refused.Review from Steven D

Yesterday I closed on my new K. Hovnanian Home. I am extremely pleased with the entire process. Every KHOV employee or contractor I dealt with directly was knowledgably and professional. Some of the KHOV stars that made this process enjoyable were Michelle Johnson my sales consultant, Brent Weaver the Construction Manager in my community and Jason (sorry I don’t remember his last name) the KHOV warrantee representative that did the final walkthrough with me. This wasn’t my first new home purchase but this was my smoothest new home purchase start to finish. My only suggestion would be to simplify underwritings paperwork requirements. This was a minor inconvenience and hardly worth mentioning. No question K. Hovnanian Homes is Quality Company to deal with and I would buy and build with them again.Review from Charisma A

Purchased my home March 2021- Towne Park Village- Houston TX - Have had too many issues with this builder. My bedroom has a crack in the ceiling they came at a timely matter to fix it. A few months go by, the crack started to appear again and now in my living room. I called they told me okay we will fix the one in your bedroom but not the one in the living room due to warranty. I left it alone and said okay that is fine. I was speaking with a Jessica with Khov to assist me. Then a gentleman, Sean or Shawn reaches out to me September 2022 stating he would send a painter the next day around 1pm. that day came and never did he show up or let me know he was not coming. This same back and forth about the painter coming and still till this day has not came 01/04/2023. Now I get a VIOLATION notice about missing paint on my home. How in the world do I have missing paint on a 2 year old home. I let him know and he stated he came by without me knowing and wiped it with water and it is dirty. I let him know it is NOT dirty but was not painted correctly and it needs to be fixed. At this point, I have asked him for a supervisors number and he has refused to give it to me. I have also called him left him voicemails and he will not return my call only by text, very unprofessional. When we did the walk thru of our home, the home was painted the wrong color and it was fixed but very poorly. They rush and do not assist you on anything. Also, my home has a GAS LEAK in the attic because they did not properly install a gas line which the City of Houston came and fixed. I have a family and its unacceptable all the way around.Review from Michael R.

I've been in my new home in the Four Season Terra Lago Indio since January 2022. Since then, I have had the main water line to the house break THREE TIMES over the course of 6 1/2 months. Once in March, Once over the 4th of July weekend (which took 5 days to repair because it was a holiday weekend) and a third time today, July 26th. All with failed fittings/elbows of the PVC pipe, all in different locations. Although KHOV has be quick to send out someone to repair each leak (except for the July 4th weekend) it concerns me for the future of living in this house. I was told by the KHOV warranty representative that during the build there was a shortage of PVC piping and that created many additional elbows. I'm afraid for the next time one of the faulty elbows leaks again. I'm not sure of the length of my home warranty from the builder KHOV, but you think the main waterline to the house should last 10-20 years, not months.K. Hovnanian Homes - Houston Response

Good day, We received the BBB notification and the homeowner (Mr. Rodgers, located at ***** ******* **** ***** **.) was conducted. All warranties applicable to the plumbing system have been thoroughly explained. We understand his frustration and will continue to closely monitor any concerns related to the plumbing system. These builders do a rush job and make the house look presentable but problems do come. We’ve been in our home 6 months and have had several problems with the latest being from water damage because the builders failed to tighten the overflow valve in the upstairs bathroom which has lead to water damage downstairs. The builder superintendent Scott is now saying it has nothing to do with them when in fact the plumber that came out stated in his exact words, “the builder should give you all something extra for this.” They come by after you’ve closed asking you to give them 10 stars knowing that nothing is going to go wrong in the first 30 days. If the cause of the problem stated by the Consumer is correct, then certainly this problem should not have happened, and we regret the inconvenience caused to the Consumer. As for the installation of an "overflow valve" or any other plumbing items, K. Hovnanian hires licensed professional contractors to perform this work. We will investigate the claim further to ensure that our plumbers are installing all of the components of the plumbing system in the appropriate manner. We are pleased to know that the plumbing contractor sent one of its plumbers to repair the issue. While we are disappointed in your experience, we learn as much or more from our home buyer's criticism as we do from their praise. Thank you for your review.Review from Z A.

I own properties built by several different builders and, hands down, k hovanian is the absolute WORST builder on my list and here's why ... so, beware of this two-face builders, folks! -- Bri ******* was the builder rep in Houston area and Steve ****** was her rude manager who motivated me to expose them to good people like you out there -- * Poorest workmanship: used cheap material that looks good at the surface (so they can justify robbing buyers) and put together by cheap incompetent labor. Within 2 years, cosmetic discrepancies started to surface like trim ungluing, roof tiles/weather strips ripping/bending, etc. * Worst customer service: had Freon leak in A/C and was reported within the 1-yr warranty period to the builder but was never addressed. So, to maintain comfortable living standards, I annually kept the Freon refilled. After 3 different techs making Freon-leak hypothesis each year, I finally decided to call this "great" builder. They don't have an address listed online so I could visit that customer relations office and the rep wouldn't give me the address either and insisted I call the A/C installers and have them analyze it and work directly with them. After her refusing to take ownership for their poor subcontractors, I decided to try reaching out to the installer and of course they were happy to come out to inspect and fix everything for full cost. So, I explained this to the builder rep and she offered to have the manager reach out to me. He was even worse than her, kept denying there was ever a record of my bringing this issue to their attention within the warranty period. When he was out of responses, he asked me instead - "ok, so why didn't you complain about this every year after the 1st year to ME until now?" ... like seriously?! After this, his last response was that I'm out of warranty period and there's nothing he will do to help and I'm free to do whatever about it ... that's right!K. Hovnanian Homes - Houston Response

The Consumer closed on his home in 2016. The Consumer's service call history is inconsistent with the claims made in this review. In addition, our Homeowner Service Representative Bri ******* and ****** ******** ******* Steve ****** are two of the most professional and competent people on our homeowner service team. While we are disappointed that the Consumer is not happy with the level of quality and service we have provided, our review of the review by the Consumer indicates that the Company took appropriate action given the circumstances.Review from Mark M.

Unethical behavior at best. I signed a contract with this home builder in January of 2021 to build a home in the Westwood subdivision of League City, Texas. We were supposed to break ground in March. Due to piss poor due diligence from the developer, there was a drainage problem and everything was put on hold. KHOV did not keep myself and the 30+ future home owners informed of mitigation strategies of the timeline for months. I had to reach out to the city in order to get an answer only to find out that KHOV had no idea what was going on. Long story short, drainage problem was slated to be corrected starting 2 weeks ago (mid May) and subsequently my contract along with countless others was immediately terminated and notified several days later. They claimed there was no timeline to fix the issue - yet the executive director of the building and planning department for the city told me that it would be completed in 6 weeks when I inquired. So not only ack of communication, but pile on lies and overall mismanagement of a project. We came to find out that they will now sell the lots for $60,000 higher in the coming months as they were originally locked into the price with us future homeowners 6+ months ago. When I proceeded to move forward with legal ramifications, their crusty lawyer basically told us to kick rocks and take them to court - their contract reads so the buyer (me) waives any rights in the event they terminate the contract. If I terminate the contract for any reason, then the are allowed to keep a portion of my deposit - fair right? DO NOT trust this slimy company. Myself and many others are now out of a home we had been planning on for half a year, but not skin off KHOV's teeth right? As long as they get their money.Review from Nathaniel B

I purchased a new home from them in 2017. I immediately started having issues with my roof leaking , the first storm after I moved in, I noticed a leak in my master bedroom. Several “tickets” were filed with khov, the issue was never fixed, just told it was essentially my problem. Now the entire framing Above the master bedroom is rotten. Last nights storm blew in causing us to have to go hunting for the issue in the roof once again. One foot through the Sheetrock later , here I am asking for help to get this resolved. I have already had to replace a lot due to Harvey not long after I bought my house , then the freeze causes issues that my insurance is helping with but here I am again having to replace my floor, Sheetrock and other things due to this issue that has been ongoing since 2017. My VA Loan is tied up In this house and I can’t afford to fix a mistake that should of been avoided when I paid 250k for a brand new house It doesn’t help
