This review is not about using ****** Americana Realty to book a vacation or to purchase property but about using ****** Americana Realty as your management company for a vacation rental that you own. Picking out a management company for your property is one of the most crucial decisions that you need to make regarding your investment and you typically have to make the decision without a lot of facts to base it on. Due to space limitations I am leaving a summarized review, but if you want full detail please reach out.Very good - No labor charge for minor work.Good - Delivered 80+% occupancy (for transparency please note that the property is in Waikiki in a very big tourist area). Bad - Extremely flexible cancellation policy that hurts owners disproportionately.Bad - ************** No owners portal - No dynamic software in place to maximize revenue Bad - Did not live up to promises. Nightly revenue not close to what they informed us it would be. Not covid related. Based on income after easing of covid restrictions when ****** rental market was booming.Very Bad - Not the 'eyes and ears' we were hoping for. Twice had serious water damage caused by units above us but both times found out weeks after damaged occurred and from building supervisor (not ****** Americana). Deflected blame both times.Very Bad - Communication is lacking Had to follow up multiple times to get simple questions answered. Did not feel like we were partners in this relationship.Summary - if you own a vacation place and want someone to run it and you dont want to be bothered then ****** Americana Realty is a very good management company for you to use. However, if it is a major investment on your end and you want to know what is going on with it and also want to maximize your investment, maybe you should consider a different management company than ****** Americana Realty.I hope this helps with your decision.
