BBB requested the business clarify the nature of its business. The business provided responseS to these concerns, which are outlined below.
Upon reviewing the information provided by the company and their website, BBB developed a series of questions regarding the services provided by the business and several claims made in their advertising about their various real estate investment programs. In April 2013 & again in June 2013, Mr. Conti submitted responses to these questions. Some of the questions and relevant portions of the responses are outlined below:
Q. Does your company engage in any kind of advising for credit repair?
A. "The answer is no, we do not engage in any kind of advising for credit repair."
Q. Please provide quantitative substantiation for several claims made in promotional videos on their website as to the 'success' of the program and the length of time a customer could take to obtain their 'finder's fee'.
A. A portion of Mr. Conti's response: "I want to clarify the misconception that our company only provides finders fees. We are in the business of teaching real estate investors how to find great deals, get them under contract, estimate rehab costs, oversee and complete renovations, and finally offer renovated properties for sale at competitive prices..."
Mr. Conti elaborated on other programs more focused on training and stated, "as a result of this, we've helped thousands of our students to become more confident, negotiate better, and put together successful, profitable real estate transactions across the country."
Specifically regarding references to the 'Quick Flip Money Machine' program and the amount of time it takes for a client to obtain their first finders fees, Mr. Conti stated, "....clients end up finding deals, some faster than others, and once the deals are submitted and approved, we purchase the property within 30 days. The client is then paid within 3 days of closing. We take steps to explain this unique process accurately to potential clients in the training videos they see prior to enrolling...All clients also have 10 days to further investigate the program and if they are not fully satisfied they are able to get a prompt, courteous refund of their entire investment."
Q. Clarification as to the full amount of money a consumer must pay upfront in order to obtain all of the materials associated with the program.
A. "Our programs vary in price from as low as $27 to as high as $1000. So any money that a consumer needs to pay up front is very clearly described to them..."
Q. Information regarding the efforts taken by the company to ensure that all clients are fully informed of the risks and gambles associated with their program.
Q. Evidence that attendance to the free webinars is only available for 7 days and that there is limited seating.
A. "We use a few different webinar companies and each of them has a limit on the number of attendees that can attend each training....Each marketing cycle lasts seven days so in order to get into the current marketing cycle, a potential client must register at the time they see the registration video."
Q. How many clients have been served within the past 12 months, and 12 months prior in every element of your business and what 'success' rates can you use to substantiate your claims for success are actually met?
A. "Including our books, podcast, free and paid online training, coaching, live seminars, home study courses, teleseminars, and one-on-one training, we've served literally thousands if not tens of thousands of consumers....We consider our training a success when a client is better able to understand the concepts we've presented...."

A. "Because we've included our customers in the profit side of the transactions as a way of doing business ever since we started, my best guess is going to be 2,000 to 3,000 people."
