Complaint: their home inspection/well test resulted in comprimized power to well(no water)which required rewiring in well head,open crawl space door,open electrical pedestal door and panel not set right over breakers,all water faucets left open,gates to house area left open which are there to protect against the deer moose and bear in neighborhood,and water pressure tank failure resulting in need for replacement.

Desired Settlement: payment for my time and apology for shoddy careless work.

I was very surprised to receive
your letter from **** *****.

 

I was hired by *** ********
to do a well test and home inspection for a home that she was interested in
purchasing at ***** ** ***** in the Deer Park area. After multiple attempts to
schedule a time with Mr. *****, *** and I agreed on the well test and home
inspection on March 28, 2013.
**** asked his
neighbor to be at the home during the home inspection because he was unable to
be there himself.

 

I start my well tests by
inserting a well probe into the well to determine the water level. After
finding the well, I removed the well cap with the intention to start my
process. I then went into the home to start the water running and there was no
water. Since this home had no running water, I was unable to proceed with
either the well test or the home inspection.

 

With this new development,
*** and I walked around the home, but knew that we had to return after the
water issue was resolved and scheduled a return appointment for the next week.
I set the cap back on the well and did not tighten it because we would be
returning the next week. Additionally, the homeowner may need to hire a well specialist
to figure out why there was no water, and as a courtesy, the well cap was not
tightened.

 

*** and I left the home and
the neighbor was the last one to leave. It was assumed that ****'s neighbor would close and lock the gate
as the last person to leave the property.

 

The next morning I received a
voice mail from Mr ***** who was very upset and accusing me of damaging his
well. I immediately called him back and he was very upset, cussing at me and
accusing me of damaging his well. I tried my best to explain that I removed the
well cap to start the well test, determined that without water I couldn't
proceed.

 

As I read the accusation in
his letter to you, I am stunned by the entire experience. First of all, I found
Mr *****'s well inoperable. It was not clear to me why it did not work, but I
could not move forward with my home inspection or well test without an operable
well. There was nothing that I did to the well by removing the well cap to
"compromise" the well or the pressure tank. The well cap was left on
the well, just not tightened. I did not enter the crawl space because it became
apparent that a more comprehensive inspection was needed and the crawl space
would be explored at the future time. I did not open the electrical pedestal
door or panel for the same reason. One or two faucets may have been left open
simply because that's how I determined that the well was not working. After the
water issue was resolved, the running water from a faucet would be an
indication that the issue was resolved. Additionally, Mr *****'s neighbor was
the last to leave the property and any open gates would have happened after we
left.       

 

There was no foul play on my
or ***'s part and I highly recommend that you call *** ******** at ***** ******** because she was present the entire time and can tell you about her
experience on that day. I don't owe ****
any money because there was no damage done by either myself or Ms ********.
