In June 2020, we entered into a contract with Grondin Builders to replace our house foundation. The work was performed July/Aug. 2022. We had no written warranty, but a verbal agreement from Grondin to contact him if there were any problems following completion of the project. On July 6, 2023, we saw two sinkholes around the foundation - one next to the basement hatch (roughly 25x10x15 inches) and one underneath the driveway (roughly 3x3 feet) that has eroded the pavement. Moreover, our contract stated that Grondin would build a stamped concrete walkway from the driveway to the back deck (See Section 3 of contract). Last August, he recommended waiting until Spring 2023 to finish that to allow the ground to settle. We agreed. We emailed Grondin July 7, 2023, re: the sinkholes and asked him to complete the back walkway project as contracted. On July 10, he emailed that "sometimes these things are unpreventable" and blamed "extreme weather" for the sinkholes. He added that he was "not comfortable" doing the back walkway project as contracted for fear that the trucks he would use for the project would damage the driveway. He offered to refund us the money for that portion of the project. We emailed July 14 asking him to reconsider addressing the sinkholes and walkway, asking if there were other methods to complete the project. We also mentioned two electrical issues (in December and June) that a third-party electrician determined came from poor reconnections after the foundation was replaced. Initially, we were willing to overlook those problems, but considering the sinkholes and neglect to finish the walkway, we believe this to be part of a broader pattern of problematic work. On July 17, Grondin sent us a refund in the amount of the back walkway. We have already incurred significant cost for this project and believe Grondin should repair these issues and fulfill all obligations specified in the contract, or refund us the difference should we use another party.
