Absolutely the bottom of the barrel. If I knew the type of person ************************* and Advantage Management was the building management for my condo, I would NEVER EVER bought the property. Nothing ever gets done properly and never returns calls if you request something to be fixed. He forgets that he is working for the community of condo owners and he think and treats the owners as if we are renters of his property.If you are considering buying, check to make ************* management is NOT Advantage Management. They will take your association fees and pockets it and don't do the work that is required.Review from Danny T

Advantage Management is a wonderful company to work with. They own many buildings throughout Chicagoland and work in tandem with our entire team of employees to create a seamless experience for their tenants. Advantage invests in their properties by creating lovely outdoor spaces and by being communicative, responsive and organized from the top down, including the building maintenance team -- who are always available. Could not be happier with our partnership with this company. Is more than 5 stars an option?Review from Joe R

Why is there not zero stars for a review. This company and its so called property manager *******************************, are quite frankly the worst example of a service company. ******** does not know anything about property management and is a disorganized mess, we have had numerous meetings, elections rescheduled because she cant work a computer, she doesn't prepare, she forgets to send out emails and uses COVID as excuse to force meetings via Zoom, note their offices are open.******** has made 0 attempt to learn anything about the property, she makes every excuse not to come onsite, so she has zero familiarity with the building she is supposedly overseeing. Since the firm overall does not perform actual management. They ignored and didn't follow through on any maintenance, I mean they did NO maintenance, things only got fixed when owners were in an uproar. They ignore emails, request for repairs, calls and generally will only take action when a board member personally calls. This has cost our condo association and owners money, instead of maintaining common elements we are spending money on emergency repairs which is substantially higher and means our reserves are being depleted. Here is an example of how they handle issues, our elevator has trim that holds the flooring on to the floor. We had a new resident move-in lift up a corner of the trim so it was sticking up and could cut someone, there were several calls and emails, finally one of the Board members called her and told her about it. So instead of repairing it, they came out and just ripped the whole trim off and left it like that.Another thing to be aware of, they took over our elections, they controlled who was elected (typically unexperienced candidates) and illegally ignored demands to see the counting, and proceeded to hold the count. At one point ******** commented that she would vote for any unit that did not submit a ballot, ARE YOU KIDDING ME! . Note I am a condo owner and not a renter.Review from Anne S

I am an original condo owner for 23 years and have been on the ***** of ********* on and off for 10 years. The current ***** switched to Advantage this Summer and what a big mistake. Our manager ********************* is very rude. They dont respond to owner emails, terrible at communication and the worst property management company hired by my association.In a recent meeting ********************* argued with several ***** members who were against a proposed cost. The ***** President informed the association didnt need HOA printed coupon books since electronic statements are sent out. ***** insisted they were needed for legal reasons which is not true. Assuming Advantage makes money off of the association paying for the books. My solve will be to sell and get out of this building before the value drops drastically due to mismanagement.Check out all the terrible reviews on ************ and here and run fast from this company. They are good con artists when selling in their services, but to me actual reviews are more important!Review from David W

Terrible company,,They don't follow the *** or our association rules and regulations .They failed to maintain our property. Failed to publish a workable budget on time. The budget they did publish makes no sense. They failed to respond to owners who had questions about our Association finances.They failed to follow up on repairs to insure quality work. Very unprofessional company, they know very little if anything about managing a property. You would think a property management company would know there is regular maintenance required on a property to keep it in working condition, not here. I completely agree with reviews below that communication is terrible or non-existent and personnel are not qualified. Problems don't get solved for weeks or months and only if they break and delays are always blamed on parts or service people, that's if they even communicate. They ignore requests for information from owners and don't follow the ******** Condo act, maybe they don't know it exists. Look at other reviews here, yelp and ******* spread the word, if you are considering them don't do it, you will regret your decision and the impact to your home / property.Review from Erick S

We hire professionals who are qualified and are interested in attaining their CAM License. We have started candidates as an assistant manager while they are working to get licensed so they can be a licensed Property Manager.Review from William A

I have worked with Advantage Management for over 10 years and have always found them to be extremely professional. They do what they say and have never let me down. They really care about their properties and will go the extra mile to ensure complete customer satisfaction. Obviously, the property management business is a difficult one-and you can't make everyone happy- but Advantage actually cares and that's the difference.Review from Juliette B

Absolutely terrible. I live on a 6 floor building and our 2nd elevator has been broken since 2019. Always excuses as to why the part cant arrive - *** BEEN OVER 18 ******! Now the only remaining elevator is broken and wont be repaired for a week. Leaks are not tended to immediately, the carpets are stained, and walls have dings. Despite paying $400+/month for no other amenities. Ive never dealt with a more inept company. Avoid property management from this company, they are too incompetent to handle regular maintenance and the results are disastrous.
