Complaint: TO WHOM IT MAY CONCERN: I AM WRITING THIS LETTER BECAUSE OF THE POOR SERVICE THAT I RECEIVED FROM THIS COMPANY. I GOT IN TOUCH WITH THIS COMPANY SEEKING HELP WHILE GOING THROUGH A DIVORCE. I WAS CONVINCED THAT THEY WOULD BE ABLE TO HELP ME KEEP MY HOME AFTER THE DIVORCE. I STARTED WITH THEM IN JULY OF 2014,NOW ITS BEEN OVER 8 MONTHS AND STILL NO PROGRESS, I STARTED OFF WORKING WITH ****** WHO AFTER THE FIRST MEETING OF PROMISES ABOUT HOW THEY COULD HELP, HE STARTED AVOIDING MY CALLS WITH NO EXPLANATION. HE THEN PASSED ME ON TO ****** ****** WHO SEEMED SO EAGER TO HELP, BUT AGAIN HE STOPPED ANSWERING MY CALLS AND WOULD NOT RETURN MY CALLS AND WHEN THEY DID RETURN A CALL IT WAS MOSTLY RESPONDING THROUGH TEXT. HOW UNPROFESSIONAL IS THAT? I HAD ONLY A LIMITED TIME IN WHICH I COULD TRY AND KEEP MY HOUSE AND *** JUST CONTINUED TO GIVE ME THE RUN AROUND. We have spoken to ******* and resolved the issue. ******* came to us last year in the middle of a divorce. She was told by ***** that she would not qualify for a mortgage at this time due to the poor credit and a lack of income. She was advised by him to pay her collections and in time would have a better chance of qualifying based on her income. ******* asked for further assistance in guiding her through the credit restoration process. We are a mortgage company and not a credit repair company. We do not take any application fees and we are only paid when the loan closes successfully. The vast majority of companies would not extend any help in these circumstances. However, we feel we are different and trying to achieve a higher purpose and we offered to help ******* pro bono with little or no prospect of ever recouping the time and money that we would be spending to help *******. *** was assigned to help ******* and as a 100% commissioned employee he was basically volunteering his time to help her and outline the steps that she needed to take in order to qualify. We also in fact spent $512 with ****** **** a third party credit vendor based in ******* that provides credit reports and underwriting tools. They offer a Rapid Rescore process that updates credit bureaus within 48 hours of a bill being paid. We used this process because Ms *****'s ex-husband was not prepared to extend his wife any more time in refinancing the marital residence as part of the divorce agreement. We sent Ms ***** the third party invoice and have only collected $400 to date from the client and we did not collect any advance application fees or other monies of any kind. There is only so much we can do in these circumstances. *******'s scores improved by 19 points but not enough debt was paid off to qualify her based on her income for a mortgage. We understand that nobody wants to hear bad news and it may be difficult to accept but there was nothing more that *** could do as the ball was in the client's court to pay off the collections. Not everybody qualifies for a mortgage and ******* knew it would be an uphill battle from day one. We do not feel it is fair to post these comments and hurt a company that has helped thousands of people successfully qualify. A mortgage is a discreet matter and not something people like to discuss in the public arena of the internet. ******* could have reached out to management if she felt *** was not responding but she did not. *** was trying to rescue ******* and it is unfortunate that now he may be injured in the process. We have taken steps to charitably refund ******* her $400 in the hope it be used to pay down more collections. We wish her well and the only hope we have is that people see that at least we don't just abandon people on the first call and we attempt to be Good Samaritan's. We are suppose to be for profit like any other business but as you can see we do volunteer our valuable time in order to help people with little or no guarantee of being paid. We sincerely enjoy helping people. We offer every mortgage product on the market for people with excellent credit and we do not exclude those who do not have the best credit like so many other companies do. Complaint: My name is ******** G ******** I Have been working on a loan refi loan number XXXXXXXXX with Market Place Mortgage Corp. (***************) VP of mortgage lending I originally received a email from ******* on 1-14-2015 stating FHA new guidelines just dropped mortgage insurance premiums by 55 basis points. I can get your payments down about 175 bucks a month and skip two more mortgage payments. I called ******* since he was the one that refinanced my FHA loan 2 years earlier and explained to him that I was interested in refinancing but instead of refinancing my FHA loan I would like to go conventional on my loan so I can eliminate MPI insurance on my payment. After speaking with him and going over my credit report he informed me that the only way that this was going to be done was if I did a transfer of a car loan that was under my name to my wife name so that my debt-to-income ratio will be at 80% since the car note was 800 dollars a month and had a 0% finance charge. After reviewing the benefit of doing this which would of saved me around 400 dollars a month I agreed and started the process of transfer of equity with **** Auto which was completed on 2-28-2015 with a new 3.5% interest rate on the loan that want on my wife's name. During the process on transfer of equity I already had signed all paperwork with ******* so he can lock my rate in at 4%. On March 19 2015 he sent me a email which he forwarded from Jaclyn Trampas Sr. Loan Processor which included 7 attachments those forms were broker compensation disclosure, CFD form- net tangible benefits worksheet, Advanced fee agreement, Loan approval notice, Loan brokerage Agreement, Notice Appraisal of property disclosure, and a SSA authorization form which he said should of been given to me on the day I signs the loan application. Which he needed me to sign and sent back to him which I did.Also on the same day i received another forwarded email from ******* on 3-19-2015 from ***** ***** showing hold on application due to Need last two pay stubs-Need lender docs signed -2014 W2 Current mortgage statement ,HOI which was all given to ******** On 4-16 -2015 I received a email from ****@********.com with a attachment showing e Sign disclosure form. On 4-24-2015 I received another forwarded email from ******* showing ******** ******* saying " Where's the credit card? I have no info in the file. I want to order it asap." I sent ******* information the same day. On 4-28-2015 I received a message from ******* saying they do not take american express that I will need to provided another credit card information which I did same day.Now during this whole time I been asking ******* about my locked interest rate which was 4% on the paperwork he informed me that it was still ok and not to worry about it that everything was fine with and that we needed to finish this appraisal. On April 28 2015 I received email from ******** *********** 4 ********** Drive Suite *** ********* *** 01581 saying This email is to let you know that the order's status has changed from Request Approved to Order Assigned. On X-X-XXXX received a email from **** ******* with ******** *********** with attached appraisal report ID XXXXX. On May 8 I recieved a email from ******* also with attached appraisal report saying appraisal came in a little short so the only way this loan will get approved that i will still have to maintain a escrow account on the loan since my debt-to-income ratio will be at 82% and for the closing to happen this month I agreed that was fine because originally I was told by him that by me getting rid of the car loan on my name that I will be at 80% DTI and I would not have to have a escrow account. Now this is where everything started going downhill I was told by him in messages that I still have saved in my phone saying that I was not going to making my may and june mortgage payments. On 5-15-2015 the day my mortgage payment was due I got worried because the last time he pick up or retur
Desired Settlement: returned my phone calls was 5-8-2015 this was when I realized that something fishy was going on. I tried getting in connect with him to see if i should make my payment didn't got a reply from him until 5-18-2015 saying" we just got done moving I'll call you later I"m in the middle of a million things right now. Make your payment.I will have an update for you tomorrow if you haven't paid yet pay the normal payment. I'll cover the late fee for you " all saved on my phone log with text messages from his phone. After continuous tries to get in contact with him after 5-18-2015 didn't get a answer from him until 5-22-2015 because I left him text messages and voicemails telling him that I will be stopping at the office at ********* Ave to find out what is going on since he has not replied back. All of sudden I get a message from him saying am at court and with a client call you in 10 mins ever called back. Still haven't heard from him I get a email from ******* 5-22-2015 saying there are 6 new conditions that need to be verified by the lender or underwriter not sure which one and these were the conditions (Look at bolded area). I also got a call from him that same day saying that the 60 day lock on my intrest rate is no longer valid due to it expiring and due to interest rates rising I am looking at a new rate of 4.375% ******* knowing all along that was my biggest worry which he kept telling me not to worry about this whole time. I still agreed with it due to how long the process been on going except this time he didn't ask me to sign any new paperwork which didn't make any sense. I just figured that ******* will change it on my original application. After reviewing the conditions and seeing that some of the stuff that he was asking for had already been given to them I still sent him all that he asked for on 5 27 2015 in email that I have records of. After sending him several emails asking him to confirm that he received everything that day no reply all day except later that evening he sent me a message saying "Sorry man I was in court all day. ******* divorces **** bro...I"ll get up with you tomorrow". After receiving this I now started getting a gut feeling that something was real wrong with what was going on I started to keep track of every conversation with *******. On 5-28-2015 I sent a couple more text and email saying you never called me today what is going on with the refi application the only response was sent me the paperwork with he was real paying attention to my emails he would have know that all the paperwork was sitting in his inbox. I replied to him that same day that i need to got copy of my file that he had been working on he told me that I can come to the old office in a message "The one you came to the first time. *** E ****** Blvd which was weird because he just had moved to the new office I asked if he can email the paperwork he said fine ever got anything from him. So long story short I spend the next 30 days trying to get in contact with ******* trying to get a update from him with no luck he would only respond with am with a client or am picking up the kids or l'll call you in 10 min which never happened because I have over 200 messages showing all this I guess he was not considering me a client or i think he thought I was just going to go away. So final on 6-29-2015 he sends me a message because he got sick of all the messages and calls that I made to him saying as soon as they update me I'll give you a call. The next time I hear from ******* because again I kept on calling him and sending text messages was 7-6-2015 saying he still does not have a update from the lender. I reply to him that I was taken this to BBB.Around 2 1/2 hours later he sends me another message he had a update for me saying "Your basement unit has an illegal kitchen in it. That's why they denied it You would have to remove the kitchen in entirety to move forward with anybody ever." Speak to manager or some that can help

This is the only way we can learn of an issue with an employee and work to resolve it. We could have transferred the client to another loan officer while ******* dealt with the personal matter of his divorce and the dissolution of his family. We have reached out to ******** and are waiting for him to return our call. In the meantime we have spoken to ******* and he claims that Mr.******** sent him items with inaccurate information or was not specifically what he was asking for and he had to ask again for the same information. No lender can lend on this scenario until the illegal work is removed and completed with the correct permissions and zoning. The last transaction we completed for him in 2013 successfully was an FHA streamline which did not require an appraisal at the time. We were not aware of the illegal work done in Mr. ********'s property and we can only assume that the work done in the basement unit was done after his purchase and last appraisal on the property. Complaint: **** ******* does not return phone calls or emails in spite of our polite attempts to engage him. This feels like a scam. We have been working 2 months on his mortgage refinance and have provided numerous sensitive documents and his continued promises that this is a work in progress. We had to pay $200 for the subordination agreement and he has not spoken to us since then and will not respond to calls or emails. We need to close this loan or to know that this was indeed an elaborate scam to get our money and risk our home. We are very concerned that our home is at risk now and are unsure what to do for this situation? The company needs to contact us to resolve this issue immediately.
Desired Settlement: We would like to chave a closing date on the loan if this is indeed valid. If not we want our $200 back.

I hope we can get an extension to this matter. In essence is that we were not aware there was an issue with the client until the day of the complaint. The heart of most matters is communication and management had simply not received a call until the day of the Better Business Bureau complaint. The loan officer handling this file up to that point had been going through some health issues in the month of December which related to previous health matters he had in the past. However the fundamental cause for any delay in process was not caused by him but the extenuating circumstances of the loan application. During underwriting it came to our attention that the borrower had been through a modification to their loan. This resulted in our company having to resubmit the loan to a new lender that would accept these circumstances. During underwriting their credit scores had diminished due to customers usage of credit leading to further delays. These circumstances are beyond our control. We are working diligently at this point with the customer to resolve these matters and find a solution. As a courtesy we have refunded a third party subordination fee of $200 that they are responsible for in order to show good faith. We regret that we did not connect earlier with this client before the complaint as from that point they have been reasonable to work with and understand the causes of their issues.
