Wheatland Crossing II is poorly maintained and poorly constructed. The walls are paper thin. The management stopped caring about the quality of the apartment a year after it was built. People leave bags of trash in the hallways and in front of the elevator instead of taking it to the dumpster. The complex is non-smoking but the interior of the building is littered with cigarette butts. Many of the tenants allow their children to destroy items throughout the community. The building is noisy. Children are playing basketball and jumping around on the second and third floors being disruptive to other tenants well past 3 a.m. The property manager chooses not to address the issue and says, well I can't segregate people. Even though quiet enjoyment is a part of the lease. Maintenance seems to be an issue lately. Even simply having small items is a challenge. This place is not an ideal situation for anyone that has a job, a senior or a disabled individual. The pest issues were enough for me to seek alternative housing options.Woda Cooper Companies, Inc. This company is a property management company who staff and hires employees who initiates and conducts criminal activities. Corporate also goes to extreme extents to cover up what their employees are doing. By avoiding lawsuits and hiring corrupt attorneys and paying off others to lie or be silent. They threaten and abuse the same residents who are keeping them in business also abusing the government funds they’re getting for their residents to rent out their properties. The owner ******* Woda has been made aware of what his employees has done and still avoids taking accountability. This company has had several complaints and lawsuits filed against them and continues to conduct business when they truly need to be exposed and shut down. I would advise people to do their research before conducting business with this company. My family has gone through the worst year of our lives because of this company and their employees.Woda Cooper Companies, Inc. Response

Regarding Douglas Green Apartments in Kodak TN. When I first moved in things seemed good. The Manager who rented the apt. To me was friendly and professional. So was Maintenance. The grounds and buildings were kept clean. However Management changed and no Maintance at all. The entrance way was filthy . The garbage dumpsters were unreachable because of layers of trash around them. I brought this to *********** attention in a nice way. My apartment had mold as well as the entrance way. Twice there was a fire started out back of the apartment's. I am not one to complain . I believe if you are not happy somewhere you move. There are more reasons I moved but no point going into all of that. The other tenants were all friendly and seemed nice. I lived there for two years. Always paid my rent on time. Never caused any problems. I gave my 30 day notice when I moved. Left my apartment very clean. Stephanie made an appointment to do a walk through my apartment at 2pm on 2/28/23. She was a no show. I waited as long as I could. I had a family funeral to go to. I did text her to let her know I left the keys in the apartment. I did say my time was as important to me as hers was to her. I text later to see if she had inspected the apartment. I am told she has no key and they need to get in the apartment. Ok, I meet her the next day I have another key and she knew I was going to turn it in .She was very nice as we do our walk through. I am complmented on the apartment and told I will get my deposit returned. No deposit as of yet. I gave that money in good faith and expect it back. I have checked with Stephanief a couple times and told my deposit will be returned. I will not communicate with her anymore or you. I feel there is no point. I have said my Sound Off. In my opinion your Company and Management leave a lot to be desired. I had to give a rating to post but there wasn't a zero star.Woda Cooper Companies, Inc. Response

Regarding Pembrook Greene in Lodi, OH As a licensed mental health professional, I find it highly disturbing and insensitive that a client of ours has been on the waitlist for over a year without a phone call, and there is a known vacancy at this location. Looking at their hours, nobody is ever in the office during those times or days. We have made multiple attempts to get ahold of someone and have not received a call back. With the housing crisis in Medina county, how does this agency feel about leaving people with children hanging without an answer? You would think that they would care enough to provide some kind of explanation. This is unacceptable and we deserve answers.Woda Cooper Companies, Inc. Response

The lady in the leasing office is so rude and unprofessional. Dont dare go to her about any issues shell go telling your business to other tenants. Stirring up drama between tenants. Shes not very welcoming shell roll her eyes while speaking to her. She brings her problems to work and it shows from her attitude and demeanor. This building has a lot of handicapped people and elderly she is so rude and disrespectful to them. The whole time shes been there she parked in a handicapped spot knowing she has no sticker and theres only three parking spaces. I have only been living in this apartment for 4 months in placetown and it has been a disaster ever since then. I feel like I am being targeted because they stole my wheel right in front of my property and when I asked for camera they stated that they dont use that. I dont not feel safe and comfortable in my house. They towed my vehicle and were stating that because I did not have the parking pass in front of it while everybody else never wear theirs which is was totally clueless about. Now I have to deal with the consequences and pay the fee for that. They are very rude and unprofessional they come to my house unattended without me knowing that on several occasions and everytime I try to report something within the property they turn me down. Every month my rent fluctuate one moment its **** and next month its **** which is very weird because we have to pay of sewage, cable which is an additional $85 even if you dont want to have that they wont remove it. I was one day late behind in my payment and they had already sent me an eviction notice.Woda Cooper Companies, Inc. Response
