Industry Tips

CONTRACTORS

BBB suggests that you solicit two or three bids for the work you are planning. Do not automatically accept the lowest offer. Make sure all bids are based on the same set of specifications and materials to be used.

Do not pay for the entire job in advance or pay cash.

Ask for local references and inspect the finished projects. Verify that the contractor is properly registered and/or licensed. In Massachusetts, this information can be obtained from the Mass. Board of Building Regulations & Standards at 617-727-3200. Check out the contractor's BBB Reliability Report and check with the Attorney General's Office for any complaint history.

In Massachusetts, all home improvement contracts over $1,000 in value must be written, but it's always a good idea to use a written contract. Make sure you understand all financing and contractual terms; never sign a contract with sections left blank. The written contract must include the work being done, a name and street address for the contractor, scheduled start and completion dates, the total amount to be paid and any schedule for payments, and a copy of the contractor's insurance.

Do not make final payment until the work is completed.

CONTRACTORS - REMODELING

BBB suggests before selecting a remodeling contractor, you do the following:

* Plan your project from start to finish, and be specific in explaining exactly what you want.
* Be sure to approve any architectural plans that are involved before the contract work begins.
* Compare costs before making a financial commitment. Solicit two or three bids for the remodeling work you are planning. Discuss bids in detail with each contractor.
* Ask the contractor for local references and find out if he or she is a member of a professional remodelers' association.
* Find out if a contractor is insured against claims covering worker's compensation, property damage, and personal liability.
* Check with state, county, or city housing authorities to be sure that a contractor meets all area licensing/bonding requirements.

HOME BUILDERS

The BBB suggests that you solicit two or three bids before selecting a contractor. Do not automatically accept the lowest bid. Make sure all bids are based on the same set of specifications. Never sign a blank or partially blank contract.

Ask the town's land planner about current zoning requirements and any proposals that have been submitted to develop nearby land.

Visit the developer's earlier projects to check out the quality of the community centers, landscaping, and other amenities. Ask residents if the developer delivered what was promised.

Check out the homeowners' association if applicable. Ask for a copy of the association's rules as soon as you're seriously interested in buying. Find out how much the association fee is.

Carefully scrutinize the contract, and consider legal review before signing. Make sure any upgrades are included in the contract. Also, add a statement to the contract allowing you to visit the site at several designated times. Keep your deposit check as small as possible. That money is at risk until you and your family move in.

Inspect the finished product. Before you take delivery of the property, give the new house a top-to-bottom examination yourself and consider bringing along an experienced new-home inspector with you.

Protect your mortgage rate. As the closing date approaches, you'll want to lock in your interest rate. If delays occur, talk to your lending institution. It may agree to extend your rate lock-in. If that doesn't work, ask the lender to close the loan and hold some of the money in escrow until the appraiser verifies the home is complete.
