    Pattern of Complaint:

    BBB files indicate that this business has a pattern of complaints concerning billing, service, and contract issues.  Specifically, consumers allege being billed for services not rendered, clarity of charges, and continuing to be charged after their contract was paid off or terminated.  Furthermore, consumers allege White Knight Pest Control failed to show up for scheduled services, pest control treatments do not work, Salesmen do not explain the terms of service, consumers also allege they were not provided with a contract nor signed a contract, difficulties canceling services, cancellation fees, misinformed of no fees. Consumers also allege difficulties scheduling appointments, White Knight Pest Control showing up for treatments unannounced or with minimal notification.

    On October 6, 2023, BBB submitted a written request to the company encouraging them to address the pattern of complaints.

    On October 16, 2023, White Knight Pest Control replied to BBB's pattern of complaint concerns. 

    White Knight responded the billing issues occur when a customer closes their account without a 30-day notice or prior to the end of their service agreement.  White Knight states their agreement states if a consumer closes their account before the end of the agreement, the customer will be responsible for the discount given on the initial service. The agreement also states a 30-day written notice is required when closing their account, the customer is responsible for the cost of any services scheduled within those 30 days; and is given the option to receive the service.  

    Regarding BBB's concern to consumers alleging White Knight Pest Control failing to show up to scheduled services, White Knight responded there are times (occasionally), when technicians have emergencies, or their truck will break down.  White Knight will reach out to the consumer to reschedule when these occur.  White Knight Pest Control also has installed GPS tracking systems and cameras on all of their trucks so they can audit their technicians.

    In response to pest control treatment effectiveness, White Knight Pest Control states all of their customers are provided with a service guarantee.  White Knight Pest Control will return and treat the issue as many times as needed at no additional charge to the customer.  White Knight Pest Control has also implemented a service called a Manager's Visit where an appointment can be scheduled for a manager to go to the home and assess the pest issue to determine if more frequent or another form of treatment is required. 

    White Knight Pest Control's response concerning the pattern of complaints alleging consumers are not provided an explanation of the terms of service from salesmen. White Knight Pest Control has implemented contacting the customer with a welcome call before their first service.  During the welcome call, an agent reviews the terms of the agreement with the customer.  White Knight has also implemented additions to their training program, including a corporate trainer and specific training videos.

    White Knight's policy is to not treat a home unless a signed agreement has been provided.  The agreement is sent to the consumer during their welcome call and is reviewed at that time.

    Regarding customers alleging difficulties canceling White Knight Pest Control's services White Knight responded each customer has the option to read the agreement at the time of signing and a welcome call is made before their first service and a copy of their agreement is sent to them at that time.  White Knight's retention department handles all cancellation requests and it is their policy to speak with the customer before closing their account providing the opportunity to explain any fees that the customer may incur.  

    In the matter of consumers alleging difficulties scheduling appointments, and minimal or no notification without scheduling appointments.  White Knight Pest Control responded they notify each customer 2-3 days in advance of their scheduled service by email, SMS, as well as a pre-recorded phone call.  White Knight Pest Control also offers 30 and 60-minute calls ahead before consumers service, should they request a call.

      I started service for my property in ******* in May of 2022. As in my signed contract it guaranteed certain pest including mice/ rats. I had told ******* before signing we had termites in the past and the whole house was treated. It was my understanding when he went out to the property there were no signs of termites and was told by him that white knight would put termite monitors to monitor the property. I was never told that this company only monitors for subterranean termites and not dry wood. Monitors were placed around the property May 21, 2022. Everything seemed fine, but then we started having trouble with mice/ rats. They came out and put snap traps I believe sometime in may 2023. However, it didn't help so we started paying for the ****************** They put bait stations around the property and said that it should fix the issue. It did not fix the issue. I had to call several times for reservice so they could re do the bait stations. It would be fine for a while and then if the technicians didn't do the bait stations the mice/ rats would come back. I notified them in Nov. 2023 about mice/ rat activity in the attic. Sent pictures to the tech. Despite it being a guaranteed service and me paying for the **** Service. I have damage to new wiring that was put in for the hvac system and vents even though I was paying for service to prevent it. On top of that I started to notice some termite activity. I notified the tech when he went out even took pictures and sent them. ( Nov. 2023) He gave me a call and said the bait stations needed to be refilled and that he checked the termite monitors and they were not showing activity so he didn't think it was termites. I notified them again in Dec. 2023 was then told I needed to get a termite inspection. I kept calling and calling for them to come out. Countless times I was told they would call me back with the date and time they would be coming out and never received a call until Feb. 16, 2024 30 min before they would show up. Was not notified prior to this. The technician said it was termites but the was not sure what type of termites but did the paper work stating it was confirmed dry wood termites. I called the service department to ask about their policies regarding the termites because I told them I tried to notify them in Nov. about termites and was told it wasn't termites, only to be told in Feb. that it was termites. This is when ******* told me that this company only monitors for subterranean and not dry wood termites. I asked ******* if the company notifies there customers of this information and she said no and something along the lines of they only let them know if the customer ask or states they had termites. I let her know that I did tell the sales rep that it had termites before and specifically asked about the termite monitors and was never told it was only for subterranean termites. She proceeded to argue with me about the companies lack of transparency of the service contracts to customers when I repeated back what she told me and then asked if our conversation recording could be sent to me since it was recorded. She stated yes, but never sent it. I tried calling to speak to a manager to resolve both issues for the termites and the mice and rat issues and no one ever returned my call. When I finally did got ahold of a manger March 11, 2024 he refused to send the documentation I requested such as their termite monitoring policy and procedures and all policies regarding services that I was paying for. I reached out to the appeals team and it still has yet to be resolved. I was paying for a policy to protect my home from mice/ rats and it was not done properly and had damage because of it and their lack of honesty with termite monitoring for homes. Those termite monitors were put in and thought this whole time they were monitoring it only to find out they really weren't. Same with bait stations for mice/ rate . I would like to be refunded for all services paid out.

      I wish I could give a zero star rating. The technician did not perform the service contracted and was reluctant to do more when challenged. I called while he was still on site saying I did not wish to pay for the service. They still charged me the full amount and after several calls refused to credit the amount charged. This is poor performance and poor customer service.
