      This company has begun a systematic and predatory campaign in the ******************** in *******. I personally had one of their monitors watch me move my trash cans from my side yard to make room to remove my utility trailer and wait until I walked away to snap a picture and send me a violation. Literally 60 seconds prior to this they were in my side ******** of view as they always are! The trailer I had just moved out less than an hour before was also sent a violation notice! They send the monitor through the day AFTER trash collection and ding all of the residents who may have inadvertently had there can out for whatever reason and have begun to charge fees for it! Architectural violations have started flying for improvements to our properties that have literally been there for YEARS!!!!! I was given a violation notice for something the previous HOA management community approved! This is a predatory, scandalous and disreputable company that should be investigated criminally.

      Live at Sunrise at Parkwood Ranch in ****. Commnication to the residents of the community concerning broken items is poor at best. Service requests have been made, phone calls have been made and still the company can't take the time to simply email the rest of the community and inform the residents of the problem, time line or update on the repairs to the broken items. They make sure your bill is sent to you on time, but when a hot tub has been broken since dec 2022 and it is Now March 2023 and they can't get it fixed, they have series problems running their company.

      I owned a condo in ****, *******- 540 ***** in **** since the early ****s. This home was used by my family as a combination of a vacation home and rental property when family members were not using it. Our intention was to keep the condo into the future. Preferred Communities- which manages the property - then after our guests had received threats- I received an email and subsequent phone call from Preferred Communities stating that if I ever rented the place for less than 180 days again - as per the nw bylaws- I as the owner would be fined $150 per day. This was when Covid first began in March of 2020 - and fearing I could be stuck carrying an empty home with a mortgage I sold the property in July of 2020. The reason for filing this review now is I have become aware in last few months of numerous condos in the same *********** community who apparently are doing exactly what I was doing - renting for short periods of time- and apparently are being allowed to do so. I asked when I was in contacted in March of 2020 if I was being singled out - and they said no- they were cracking down on all units that were engaging in short term rentals in the *********** community. I fail now to understand how other homes there are allowed to do exactly what I was doing -am fully aware of all the income I lost because of their business practice - but apparently it isnt really a business practice because apparently multiple homes in the community are doing exactly what I was doing - I sent one link with the community logo in the advertisement which was in the ad- this correspondence was subsequently ignored by both Preferred Communities and their attorney. I am hoping that this review will be a warning to others with respect to the fact that Preferred Communities seems to pick and choose how they handle rules enforcement in the communities that they manage.

      Received our monthly HOA **** with late penalty charge even we pay on time try to call their billing but no answer and left a message regarding the late penalty and it's been a week no returned call from their billing *****
