The color mortar used does not match the roof tile color.
Performance Roofing installed a tile roof at my rental property at ******************, Orlando, FL 32836, job #************; paid in full by check Nov 14, 2014. After addressing several complaints about a leaking vent pipe, I thought everything was alright. Our HOA sent us a violation notice in July of 2015 because the mortar was not matching, and requires us to color it the same color as the tiles. When I notified Performance Roofing, they sent me an estimate of $725.00 to die the mortar. They refuse to take responsibility for installing the wrong color mortar. Every other person I have spoken to says that the color should have been the same at the time the roof was done. I want the roofing company or the contractor they used to correct the problem immediately.

I want the mortar to be stained to match the tile color.

Business Response
During the original roof installation, colored oxide was added to the mortar to tint it to match the color of the roof tile. This mortar's primary purpose in a concrete tile roof system is to provide weather blocking between the field tile and the accessory tile located at the peaks of the roof and since the color is aesthetic in nature, there are options to tint, stain, or simply apply the raw gray mortar. An architectural review committee request form was submitted to the homeowner's HOA prior to the replacement outlining colors and material types. This was reviewed at the time of complaint and Performance saw no guidelines regarding mortar color.

Current pictures were also reviewed for any defects and discussed internally. The homeowner was notified of a temporary condition known as Efflorescence that may be lightening the mortar. Here is an excerpt from the manufacturer's website *************************************** regarding the condition:

Efflorescence is a temporary surface condition which is common to all concrete products. The process is caused by the chemical nature of cement. It is superficial and in no way affects the quality, functional properties, or the structural integrity of the tile. Manufactured cement contains free lime, and when water is added, a series of chemical reactions take place. These reactions are accompanied by the release of calcium hydroxide that can form a white chalky crystalline salt deposit on the tile surface when reacting with carbon dioxide. This reaction can appear as an overall chalky white bloom (a softening of color) in more concentrated patches. It is difficult to predict how long the effects of efflorescence will last as it depends on the type and amount of deposit, as well as on local weather conditions. The action of carbon dioxide and rainwater will gradually remove the deposit, in most cases, leaving the original color of the roof intact without further efflorescence occurring.

As the lightening of the mortar color is something that should correct itself over time, the homeowner was provided with a quicker option to apply a concrete paint (or stain) over the mortar to provide a more uniform appearance. The original mortar is serving its purpose as a weather blocker and was tinted, so the cost for this would be additional.

As the HOA sent the homeowner a notice regarding this, Performance also offered to discuss the specific concerns with them directly to see if there were any other possible resolutions. No response to this offer or contact information was provided.

As a final resolution, Performance's final offer was to discount the homeowner's cost of the stain to our cost. As this stain/paint will provide a more bold color to the mortar than natural concrete, we are concerned that the homeowner will still be unsatisfied with the color of the mortar.

Performance still offers to discuss the specific concerns with the HOA to help find a resolution.

The only option that Performance Roofing gave us to correct the color problem was to send an estimate of $725.00 to stain the mortar the proper color. After paying $24,100.00 to do the re-roofing in the first place, this is ridiculous. I have never heard of the mortar not matching the tiles when installed. If Performance Roofing can contact my HOA and have them agree to leave the color as is, in writing, I would accept that. I am not willing to put any more money into this roof.
