Complaint Roof was replaced in 2005. Roof has been leaking. Damages to windows, walls, ceilings, etc. Garage door opener not in code and laundry doors subpar. Have made numerous phone calls and left voice mail messages to reach contractor. Also emailed pictures of leak inside house. Window contractor stated dip in roof causing leak and damage to windows, ceiling, wall, etc. 1/5 per Josh (roof contractor), no dip -more than usual in roof; said roof is solid; very strong. Blamed leak on old windows & window contractor for leak. Josh stated ice & water shield in tact. 1/12 Left voice mail requesting he meet window contractor at house to figure out leak. 1-18 left another voice mail. 1/20 emailed Josh (roofer). I called two other BBB roofers to inspect roof. BOTH stated roof was not installed properly. This is what I was told: The entire roof should have been ice & water shield covered due to flat 2/12 pitch; shingle exposure should have been shortened due to pitch or flat roof material used; shingles should have exceeded drip edge - at some places it isn't even flush, but short; box vents never should have been installed on this flat a roof; hood vents w/dampers should have been; garage door opener "clothesline" from house to garage is not under code. Roofer stated it was "grandfathered in". Sub-par laundry doors installed and wood frame unnecessary. Should have installed bi-fold or sliding doors. When I asked for bi-fold doors, was told they could not be found to match the opening. Roof is leaking and causing major damage to my home. I have towels in the window and on the floor. Also have storage bins to catch the water.
Desired Settlement The entire roof needs to be replaced, with ice & water shields while a licensed contractor supervises to ensure this is done correctly this time. Garage door opener wire going across my yard ("the clothesline") needs to be eliminated and correctly installed inside garage. Laundry room doors need to be replaced with sturdier doors. Compensation for the expenses of repairing and replacing walls and windows. Will also have to re-texturize ceiling in one bedroom due to damage. Ceiling in kitchen will have to be replaced or painted (textured tile ceiling).
Business Response I had gone and looked at this roof several months ago. She had a tree growing onto the roof and vines growing in the gutters, up the siding and under the shingles. She had only called me once prior to the first call at least 7 or 8 years ago.(I remember because she said I done a terrible job and her garage door wasn't working!! So I removed the cobb webs from the safety sensor at the door base and fixed her problem). Negligence is obviously not my fault. The roof is wore out were the shingles and the tree rubbed together. the Gutters were never cleaned out. I went out about 4 months ago and the tree was gone as well as the vines and the gutter and front siding. Another contractor came out and removed everything and covered the face with felt, starting at the top working their way to the bottom with the top part of the felt able to let the water run beneath the next. (This is the incorrect way to cover anything vertical basically standing on an umbrella). Upon viewing the felt installation there were no gutters on the home and the run off water from the roof was running behind the house essentially soaking the entire front. I'm not sure why the claim comes against me for this homeowners negligence? In almost 10 years I was notified at 9 1/2 years after the installation of an improper install. I verified there was ice and watershield in Person. She called originally about a receipt and no one keeps 10 yr old receipts. To be clear she called in 2007 about the garage door. She called twice in 2015 about the roof. I took pictures of this home feeling in advance she would like someone to pay for her lack of maintenance.
