Better Business Bureau of Acadiana is alerting consumers and businesses to Land Resource Consulting Group. This company garnered BBB attention after several calls were received concerning LRCG offering to sell properties for an advance fee.

Consumers reported the company offered to sell property owned by their elderly parents outside of Louisiana for an advance fee of $1,300 to $1,800.

One consumer reported a company representative hung up on him after he told the business on behalf of his parents that he would pay the fee only after the property was sold.

No real estate or brokerage licensing could be found on this company in Louisiana through either the Louisiana Real Estate Commission nor the Louisiana Office of Financial Institutions.

The company claims an address in Lafayette, but a BBB inquiry revealed the address was actually a United Parcel Service (UPS) mail box on Ambassador Caffery Parkway. An internet search of the business also revealed there was no such company listed under the name Land Resource Consulting Group in the Lafayette area.

In BBB’s experience, some advance fee brokers, after taking fees from businesses and individuals alike, disappear or get put out of business by law enforcement agencies, only to have new ones soon appear in their place.

Because the consumers called BBB of Acadiana from Oakland County, MI and the Cincinnati, OH areas, it appears the company may be a scam company using a Lafayette, LA UPS Box and gives the impression to consumers that it is a permanent physical address.

The company currently has an “F” rating with BBB, the lowest possible. Reasons for the rating include BBB concerns in which the business operates, and BBB does not have a clear understanding of the business, failure to have a required competency license and BBB made one or more requests for background information from the business. BBB has not received a response from this business and/or has not been able to verify information received from this business.

BBB offers the following tips if you are looking for a real estate professional to help you sell property:

  • Shop around.  Start your search by getting suggestions from friends, family members, and local industry professional as well as professional trade organizations. Make sure the real estate broker you choose is licensed with the state. Always Start with Trust®. Check with the BBB before doing business.
  • Look for a Real Estate agent or broker who is well connected.  Since it’s the real estate broker’s job to find you the best price for the property, he or she should be well connected in the area to get you the best price for the property.
  • Interview the candidates.  Ask how long the broker has been doing business. The broker should be able to help you set individual goals and listen to your specific needs to find the best terms for your situation. Remember if a broker tells you everything you want to hear, it’s probably too good to be true.
  • Check references.  The broker should provide a list of references you may contact. Speak to the references and ask if the broker was able to act in their best interest.
  • Get a written contract.  Make sure the broker puts all the details of the agreement in writing before any fee is paid. Avoid brokers who refuse a written contract, they are most likely untrustworthy.
